Housing Element and R1 Rezone Beyond State Law Allowance

Whereas the Housing Element and Community Plan Updates have sufficient zoning opportunities in commercial corridors, on public lands and through Adaptive Reuse to meet State housing needs mandates, there is no need to divide and destroy existing residential neighborhoods by rezoning through overlays or other zoning devises of R1 zones or sensitive, rent stabilized multi-family housing. The Sherman Oaks Neighborhood Council opposes the Housing Element's proposed rezoning and densification of R1 and multi-family neighborhoods beyond what SB9 and ADU law allows.

As stated in our CIS to CF 21-1230, The Sherman Oaks Neighborhood Council (SONC) opposes the Housing Element’s proposed rezoning and densification of R1 and multi-family neighborhoods beyond what SB9 and ADU laws allow. As stated by the Mayor’s office on July 6, 2023, “The proposed project located at 5501-5511 N. Ethel Avenue is in the R1-1 zone and is not eligible for ED1 processing.” As such, SONC stands opposed to this irresponsible densification in an R1 zone.
